What this calculator measures
Real estate commission is usually agreed as a percentage of the sale price, then split between the listing side and the buyer's side, and split again between each agent and their brokerage.
This calculator walks through all three steps so you can see the total commission, one side's share, and an individual agent's take-home from that share.
Formula
Inputs and variables
- Sale price
- Enter the money amount used by this formula.
- Total commission rate
- The combined rate agreed with the seller, before any split.

How to use the calculator
- Choose a display currency when money fields are present.
- Enter values that cover the same period, scope, and currency.
- Review the result, formula, and worked example before using the estimate in a decision.
- Change one assumption at a time to understand what drives the result.
Worked example
- 1A home sells for $400,000 with a 6% total commission, split 50/50 between sides.
- 2Total commission is $400,000 x 6% = $24,000. Your side's share is $24,000 x 50% = $12,000.
- 3With a 70/30 brokerage split, your take-home is $12,000 x 70% = $8,400.
How to interpret the result
The 'your take-home' figure is what actually reaches the agent after both splits — the number most agents care about, and one that is easy to overstate if only the total commission is quoted.
Common mistakes and limits
- Assuming a 50/50 side split always applies, forgetting the brokerage split, or quoting the total commission as an individual agent's earnings.
Frequently asked questions
Is the commission split always 50/50 between sides?
No. It is negotiated per listing and can be split unevenly.
Who pays the commission?
This varies by market and agreement; check your listing contract.
Does this include closing costs or taxes?
No. It calculates commission only, not other transaction costs.
